Commercial services: Commercial and office refurbishments, one contract

Full refurbishments of offices, common areas and commercial spaces, managed start to finish with our own crews, trusted trades and suppliers, and one point of contact from scope to sign-off.

One company, one point of contact

A refurbishment usually means several trades, several schedules and several people to chase. We take that off your plate. We manage the job with our own crews, trades and suppliers, so you deal with one company and one person from the first site visit to the final walk-through.

That matters most in buildings that stay occupied. When one company controls the schedule, the order of work and the site, it's far easier to keep corridors open, keep noise and dust where they belong, and finish on the date we gave you.

What a refurbishment can include

Every scope is different, and we'll build yours around the space and the budget. Painting and finishing is at the core of what we do, and a refurbishment typically brings in:

  • Drywall repair, taping and finishing
  • Painting of walls, ceilings, doors, frames and trim
  • Floor coatings and resurfacing
  • Specialty and safety coatings
  • The other trades the scope needs, coordinated by us
  • Scheduling around occupants, phased by area

How a refurbishment runs

  • A site visit to walk the space and understand how it's used
  • A written scope, schedule and price, broken down so you can see what's included
  • A start-up meeting to agree working hours, access and site rules
  • Work phased by area, with an update as each phase is finished
  • A final walk-through, a deficiency list and sign-off

Common refurbishment projects

Typical jobs include refreshing corridors and common areas, refitting offices and suites between tenants, renewing lobbies, and bringing tired institutional spaces up to date. Some are a few rooms over a weekend; others run floor by floor over several weeks.

Office buildings and tenant turnovers

Office buildings are a large part of this work. Between tenants, a suite usually needs its walls repaired and repainted, doors and frames refinished, and damaged ceiling tiles or flooring replaced before the next lease starts. Lobbies, elevator landings and common corridors need refreshing without disturbing the tenants who are staying. We work to the landlord's handover date, after hours where the building needs it, and hand back a clean suite that's ready for move-in.

Fewer surprises

Most surprises on a refurbishment come from things nobody checked before the price was agreed: damaged drywall behind old wall coverings, coatings that won't take new paint, or access that's harder than expected. We look for those at the site visit and call them out in the quote, so there are fewer changes once the work starts.

Planned and documented

You get a written scope, schedule and price before work starts, and the paperwork your board, landlord or facilities department expects: insurance and WSIB certificates, references on request, and a sign-off at the end. If something changes along the way, you hear it from us first.

Experience with bids

We've priced and delivered work through public RFPs and tenders, and we're comfortable working from a specification or working with you to define the scope.

Complete Refurbishments & Project Management FAQ

Questions we get about this work.

Anything else? Ask us or call and we'll answer straight away.

Do you use subcontractors?

We manage refurbishments with our own crews, trades and suppliers, and you have one point of contact with us for the whole job.

Can you work from an RFP or a specification?

Yes. We price against RFPs, tenders and specifications regularly, and we can provide references and insurance and WSIB certificates with the bid.

Can the building stay open during the work?

In most cases, yes. We phase the work by area and schedule noisy or disruptive tasks for times that suit the building.

How long does a refurbishment take?

It depends on the size of the space and how much of it stays occupied. The schedule is part of the written quote, phase by phase, so you know when each area will be out of use and when it's back.

Can you work to a fixed budget?

Yes. Tell us the budget at the start and we'll build the scope around it, showing you where the money goes and what could be phased later.

Who do we call during the job?

The same person who quoted it. You have one point of contact from the first visit to sign-off.
