Exterior of a modern multi-unit residential building on Merivale Road

Commercial services: Condo and multi-unit painting in Ottawa

Suites, corridors, stairwells, lobbies and exteriors for new builds, turnovers and common-area refreshes.

Built around residents

In a multi-unit building, the people affected by the work are at home. We schedule common areas floor by floor so residents can always get to their units, the elevators and the exits, and we keep the site tidy at the end of every day. Notices and closure schedules are agreed with your property manager or board in advance.

What we paint

  • Corridors, elevator lobbies and stairwells
  • Entrance lobbies and amenity rooms
  • Suites, for turnovers and new builds
  • Doors, frames and trim throughout
  • Stairwell safety markings and nosings
  • Exterior elements and parking garages

Corridor and common-area refreshes

Corridors and lobbies are the first thing residents and visitors see, and they wear fastest. A refresh usually covers walls, ceilings, doors and frames, and often trim and handrails, done floor by floor so each corridor is only out of action briefly. Carpets and flooring, elevator interiors and anything else in the way are protected, and we clean up every day.

Fire doors and life-safety details

Some details in a multi-unit building aren't cosmetic. Labels on fire-rated doors and frames have to stay readable, so we mask them rather than paint over them. Sprinkler heads, smoke detectors, exit signs and door hardware are protected, and exits stay clear while we work.

New builds and turnovers

On new construction we work to the construction schedule, suite by suite and floor by floor, so the building is ready for occupancy on time. For rental turnovers, we can turn suites around between tenants with consistent colours and finishes, so every unit is ready to show.

Low-odour products for occupied buildings

Residents can't always leave while we work, so we can specify low- or zero-VOC products and keep strong-smelling tasks to agreed hours. Tell us about anyone with sensitivities and we'll plan around them.

For condo boards

Condo boards need to approve the work before it starts, so our quotes come with a clear written scope, products and schedule that can go straight to the board. At the end, we walk the job with your property manager before we sign off.

Multi-unit Residential FAQ

Questions we get about this work.

Anything else? Ask us or call and we'll answer straight away.

Can residents stay in the building?

Yes. We work floor by floor and keep routes to units, elevators and exits open throughout.

Can you match our existing colours?

Yes. We'll match your current colours on site, or work with your board on a new scheme.

Do you also do the parking garage?

Yes. Garage columns, walls, stairwells and safety colours are a regular part of our multi-unit work.

How do residents find out about the work?

We give your property manager or board a floor-by-floor schedule so notices can go out in advance, and we keep to it. If something changes, you hear it from us first.

Can you paint suites while they are occupied?

Yes, with the resident's agreement. Furniture and floors are protected and the work is kept to agreed hours. Vacant suites can be turned around faster.

Do you paint over fire door labels?

No. Labels on fire-rated doors and frames have to stay readable, so we mask them before painting.
