Parking garage with freshly painted safety-yellow columns

Commercial services: Parking garage painting and coatings in Ottawa

Columns, walls and safety-colour coatings that brighten a garage and guide drivers, phased so parking stays open.

Brighter, safer garages

Parking garages are dark, dusty and hard on paint. A fresh coat on columns, walls and ceilings makes the space noticeably brighter, which helps drivers see pedestrians and helps people feel safer walking to their cars. Safety colours make columns and other hazards obvious at a glance.

Light-coloured ceilings and walls reflect far more of the light from existing fixtures than bare grey concrete, so a garage can look much brighter without changing a single light.

What we coat

  • Columns, in white or with safety-yellow bands
  • Walls and ceilings, to brighten the space
  • Stairwells, railings and stair nosings
  • Doors, frames and exposed metal

Why Ottawa garages are hard on coatings

Every winter, cars bring road salt and slush into the garage, water drips and pools, and the concrete goes through freeze-thaw cycles. Salt and moisture attack paint and bare metal, and coatings applied over dirty or salty concrete don't last. That's why cleaning and preparation are the biggest part of a garage scope: concrete and metal are cleaned, loose material is removed and surfaces are primed where they need it, so the new coating bonds and lasts.

Phased so the garage stays open

A garage that closes completely costs owners and tenants. We work level by level or section by section, coordinate closures with your property manager, and keep the rest of the garage in use. The phasing is agreed in writing before we start.

Wayfinding and colour-coding

Colour can do more than brighten. Many garages use a different colour for each level or zone on columns and walls, so drivers remember where they parked. Bands at bumper height, painted doors and clearly marked stairwells all help people find their way.

For property managers and condo boards

Most of our garage work is for property managers and condo boards, so we provide the paperwork they need: a written scope for board approval, a schedule residents can be told about in advance, insurance and WSIB certificates, and a walk-through at the end.

Traffic deck membranes, structural concrete repair and line striping are separate specialties. If your project includes them, tell us and we'll plan our work around those trades, so the garage isn't closed more often than it needs to be.

Parking Garages & Safety Colours FAQ

Questions we get about this work.

Anything else? Ask us or call and we'll answer straight away.

Do you have to close the whole garage?

No. We phase the work level by level or by section so most of the garage stays open, and we agree the closure schedule with you in advance.

Why paint columns safety yellow?

High-visibility colours make columns and other hazards easy to see in low light, which helps drivers avoid them and brightens the space at the same time.

Can you work overnight or on weekends?

Where the building allows it, yes. We'll suggest a schedule at the site visit that keeps disruption for residents and tenants as low as possible.

When is the best time to paint a parking garage?

Late spring to early fall, when temperatures suit the coatings and there's no salt and slush on the floors. Heated or enclosed garages can sometimes be done in colder months.

Does the garage need to be cleaned first?

Yes. Salt, dirt and loose material have to be removed before any coating goes on, and we include that cleaning in the scope where it is needed.

Can you colour-code each level?

Yes. Level or zone colours on columns and walls are a simple way to help drivers find their cars, and we can work out a scheme with you.
